So you’re ready to find a new home. Maybe you’ve been looking at houses, with your agent, for a while and haven’t found what you want. Or maybe you’ve been making offer after offer in multiple offer situations and you’re done with the run around. You’ve now decided it’s time to build! Your agent is now just as valuable to you as they were when you were looking at resale homes.
Consider the following:
Who is the builder? Your agent will know different builders, their sales representatives and their product. Researching all of this takes lots of time and energy. Let your agent be your guide!
What’s the current market like? How about loans and interest rates? Find out what you qualify for and what kinds of loan products are out there that might help you save money. Find out who the builder uses as their preferred lender and ask your agent to help you decide if using the builder’s preferred lender might be a good option.
The builder contract and process is very different than a resale. Have your agent review the sales contract with you and make sure you understand all the elements. Be absolutely sure that you always visit the builder site with your agent, not by yourself. By having representation on site, your best interests are ensured. Remember, it costs you nothing to have buyer representation! Your agent’s commission is paid for on the seller’s side.
